Fast-tracked schedule and critical value engineering delivers this mixed-use facility.
DonahueFavret Contractors was awarded the contract to build this mixed-use facility that included a state-of-the-art clinic and pharmacy, a community center, and a daycare center. The original was approximately 10% above budget. DonahueFavret suggested nearly $1 million in value engineering ideas and the owners accepted roughly $850,000 of those. While all three buildings had their own challenges, the design of mixing two different building forms (preāengineered and wood structure) into one single building proved to be most challenging, presenting not only a structural challenge, but also a waterproofing one as well.
Another challenge was the schedule. While contractually the project had until September to be completed, one of their tenants would unfortunately lose certain funding if they were not operational by August. The project team, including the subcontractors, quickly collaborated on how we could achieve this goal so that this daycare program received all its funding. We were able to fast track certain tasks, expedite critical material and work through the weekends to make up time. We sequenced our building completion schedule to align with the inspection and review times of Department of Health and Hospitals. Not only did the daycare open on time and receive all of their funding, but the entire project (all three buildings) was substantially complete two months ahead of schedule.
