Lykes Apartments and Cotton Press Building

Conversion of two commercial buildings brings housing, mixed-use space.

The Lykes Apartments and Cotton Press Building was a negotiated project awarded to DonahueFavret Contractors for preconstruction and construction services. Our senior superintendent spent six months onsite reviewing existing conditions of these two existing historic structures. We performed exploratory demo, field measuring and also coordinated with local AHJ and key subcontractor trade partners.

The Lykes Steamship building was a historic three-story building that was converted from office space to low income housing. The project featured industrial finishes such as exposed polished concrete, sliding barn doors and original terrazzo. The complex also added a rooftop seating area overlooking the Mississippi River for residents. All new MEP systems were added including a fire pump and chiller.

The Centennial Cotton Press Building was built in the late 1800s and converted into a mixed use space including a large commercial kitchen and two retail bays. All new MEP systems were added as well as complete restoration of the existing timber structure and masonry façade.
